Types of Sprinkler Inspections

There are two major types of sprinkler inspections.

  • Visual Inspection
  • Hydrostatic Test

Visual Inspection is what we called Recurring Inspections since it happens every month. It includes three standards, Monthly, Quarterly, and Annual. As you can suspect, more strict items appear on the checklist as inspection move towards the annual standard.

Hydrostatic Test, on the other hand, is only available when the building owner receives a notice letter from the FDNY. It happens every 5-years and FDNY inspector will ask for the recurring inspection history. It is a real test that check the water pressure and performance of the sprinkler system.

LL152 Gas Inspection

Gas Inspections every 4-years

Since 2020, New York City law requires that all buildings except for 1~2 family home must take gas inspections according to the DOB schedule. As a building owner, it is very important that you know the inspection schedule of your building neighborhood and file the inspection before it’s too late. Information about LL152 Gas Inspection

Many buildings in the New York City are multi-decades old and never got plumbing renovation since the construction. Exposed pipes in cellar can last a few decades only if it is well maintained. The LL152 gas inspection is there to check the exposed pipes whether it has been maintained correctly, and if there is any issues that pose a severe threat to the health and lives of the occupants.

As a certified and licensed inspector for the LL152 gas inspection, we perform a safe and complete inspection that the law requires. Followings are few examples of what we check during the inspection.

Boiler Inspections

There are two kinds of inspections for boilers.

  • Initial Inspection
  • Annual Inspections

All new boiler installations must be inspected by the Dept. of Buildings.

After the initial inspection, as required by law, once a year all boilers including low and high pressure, in all commercial buildings, mixed use buildings, and dwellings with six or more families, must be inspected annually by building owners for operational safety and to ensure compliance with the NYC Building Code and other regulations.

Annual Inspection

Owners must annually certify to the Dept. of Buildings that their boilers have been inspected by an entity qualified to do so.

Not only will you abide by the law by having an annual inspection, it may also prolong the life of your boiler as well, preventing unnecessary headaches with no hot water calls.

If your boiler and building meet any of criteria below, you are required by law to have an annual boiler inspection.

  • Boilers rated for 350,000 BTU’s and 15 PSI or more.
  • All High Pressure Boilers.
  • Residential Buildings with 6 or more families.
  • All Commercial buildings.
  • All Mixed Use buildings.

Backflow Preventer Inspection

Since back-flow prevention devices are mechanical devices, they have the potential to fail. In order to ensure that the public water supply stays free of harmful chemicals and contaminants, certain properties are required to have back-flow prevention devices installed in their water systems.

These devices must properly function in order for them to fulfill their purpose. Therefore, New York’s law also requires that the devices be inspected on a yearly basis and tested for any possible failures that may threaten public health.
